Kat’s Kabin Details

• Sleeps 4 – Two Queen Sized Beds (No more than 4 people allowed)
• Large private front and back porches

• WiFi

• Smart TV for streaming video or watching movies on DVD

• BBQ grill (bring charcoal and lighter)
• Outdoor fire ring (wood provided)

•Kitchen – Refrigerator, Stove, coffee-maker, microwave, sink with counter
•Dining/living:  table and four chairs, sofa.
•Bathroom with shower
• All linens (sheets, blankets, towels) included

• Hiking or biking on 500 primitive acres (no motorized vehicles please)
• Bird feeders and lots of wildlife (bring your binoculars)
• Deer feeder – watch turkey, deer from the back porch.
• Star gazing
• We have wildlife of all kinds including, fire ants, scorpions, etc and an occasional snake. Be prepared. Hiking boots are highly recommended.

Other information to Note:

• Since there is not a separate room for naps, this cabin may not be suitable for babies and toddlers.
• AT&T is the only reliable phone service. Put your phone on WIFI calling to get service in the cabin before you leave home.

Our guest book (in the cabin) contains a ranch map, ideas for short scenic drives and recommendations for things to do and places to eat.

For those visiting Garner State Park and Lost Maples State Natural Area, be sure to get your park pass online 30 days in advance.

If you want to dine at the fabulous Laurel Tree Guest Table (open only on Saturdays) you will need to make reservations well in advance to secure a table.

Cabin Policies

Check in: 3 PM

Check out: 11 AM

No more than 4 people in the cabin unless prior approval is given by the manager. Ask permission for outside guests. No parties.

No motorized vehicles on the ranch, such as four wheelers or side by sides.

Smoking outside only

Do not discharge firearms.

Be careful with the fire pit and do not leave it unattended.

If burn bans are in effect, no campfires will be allowed.

Charges WILL NOT be REFUNDED as a result of any of the following:
• Less than 21 days notice of cancellation- unless we can re-book the reservation with another party. We will refund all re-booked days.
• Occupant checking out prior to the end of the reserved time.
• Canceling because of the weather unless roads are closed.

We reserve the right to charge for any damages over $50.

Purchasing travel insurance is highly recommended and available through ResNexus.

Pet Policies

A maximum of two dogs is allowed IF you agree to our pet policies and pay the pet fees. ($15 per night per dog).

Heavy shedding dogs such as pyrenees, husky and similar long-haired dogs are prohibited.

Dogs are not allowed on our sofa or beds and may not be left unattended in the cabin. We have one large crate for your use.

Your dog can be off leach IF you have control of your animal and they are not allowed to chase our wildlife.

Be considerate and pick up after your dog around the cabin area.

  • Secluded cabin on a beautiful ranch with lots of wildlife, hummingbirds, deer, feral hogs, possum, etc. It was also perfect for star gazing with a telescope at night and visiting Lost Maples and Garner State Parks during the day. We loved it!

  • Kat’s Kabin is ideal for getting away, kickin’ back.and enjoying nature. Tons of birds at the feeders, and watching the deer and hogs at the feeder was loads of fun. Stock ponds and other activities right on the ranch. Kat & Butch are gracious hosts Close to Utopia, Vanderpool, Lost Maples, and the winery. Lost Maples has plenty of good day hikes - some more strenuous than others, with great scenery. All in all, a great place to spend a long weekend or even an entire week. We’ll do it again in the not-to-distant future.

  • We had the best time at Kat’s Cabin! It was perfect for my husband and I, and our two dogs. The pictures do not do it justice! Inside was plenty spacious, with a well stocked kitchen. Outside was incredible: amazing views, huge porches, peace and quiet, plus stars for days at night. Kat and her husband were both wonderful hosts and easy to communicate with. We are already planning our return visit. Would definitely recommend!

  • Awesome quiet spot. Lots of wildlife including birds at the 4 feeders, deer in the field, small mammals, and even a few reptiles. Loved the place, it was perfect, clean, comfy, and all around amazing. Everything I needed was there, and it was even nice and cool in the midst of the summer heat! Oh and the stars - wow!Item

  • A fabulous, cozy cabin for our girls weekend! Perfect location in between Lost Maples State Park and Garner State Park! It was clean, beautiful inside and out, and has a perfect view of the local wildlife. The hosts have thought of everything to make the stay quite enjoyable. Kat was always quick to respond to questions and very friendly! We would stay again in a heartbeat! Thank you for a lovely weekend!

  • Adorable, Peaceful, Well-Equipped

    This property is fantastic. It’s so well cared for with the owners nearby. It’s laid out as one large open room with sleeping, living, cooking and eating zones all in one space, and a separate bathroom. The cabin, on a ranch, is very peaceful and surrounded by a combination of trees, grassland, wildlife and hills in the distance. The owners feed the deer, and the deer were quite present. Beds were comfortable (one firm and one softer mattress) with lots of pillows. My mother and I loved this peaceful place “out in the country”.

  • Honeymoon Getaway

    From the time we arrived until we left was all about fun and relaxation. The ride around the ranch with Butch was wonderful. Kat was very helpful with everything we needed. Beautiful property with lots of deer and turkey. Enjoyed watching the rain storm come in on the porch. Will definitely be going back.

  • The stars at night, are big and bright…

    …deep in the heart of Texas! My husband and I thoroughly enjoyed my birthday weekend at Kat’s Kabin! We golfed in Utopia (Seven Days In Utopia movie is a must see for any golfer), ate lunch at the Lost Maples Cafe and dinner at Mac and Ernie’s Roadside Eatery, which was recommended by our host. And we’re so glad we made the little drive to Tarpley! The food was delicious! Oh the carrot cake! Yum! The drive to/from the ranch to Mac and Ernie’s was beautiful. We returned to the ranch and set up the lounge chairs in the front yard and watched the sky come to life with so many stars. Followed closely by a meteor shower. It was amazing! The next day, after a leisurely morning on the back porch watching the hummers, deer, birds of many kinds and the cabin’s cat, we checked out Lost Maples State Park. It was too hot to hike but we got a glimpse of the maple trees. Can’t wait to see them in the fall. Dinner at the Laurel Tree, another recommendation from our host, was delicious! It’s a hidden gem in the middle of this tiny town. Another evening was spent under the stars and meteors with a nice bottle of red wine. The cabin was clean, very well appointed, private, full of life with nature all around. Kat was the perfect host; kept in touch and provided great info. They were nearby if we needed anything. We’re already planning a trip back to Kat’s Kabin this fall. Ten star host and property! ⭐️
